When moving to a new house, you have to cut down on how much stuff you have. If you haven’t used it for over a year, then get it in storage, sell it or give it away – it’s time to declutter and organise your home.
Pick one weekend to focus on closets, maybe pick a weekend to do the garage. Over a couple of months, you’ll realise slow and steady wins the race and it’s not that stressful.
2) Repairs
If you’ve lived in a house for a long time, we all know the little things that we haven’t gotten to that need to be repaired.
If you need some help, hire a handyman. Overall, buyers make decisions emotionally, so when they see things that need work in their heads, they’re thinking, well, if that needs work, what else needs to be done, so don’t leave any thoughts or questions-the buyers fix everything and get it in tip-top shape.
3) Obtain a pre-inspection
when a home inspector comes through, you have two options: one, go through and fix all the problems and be confident that your house is in tip-top shape, or two, price it accordingly. For example, if you know that the furnace, air conditioner, and roof will all need to be replaced in five years, maybe you reduce the price just a little and let the buyers know that, we know about this. The house is priced accordingly.

They are really picky, so listen, serve it up to them. It’s all about marketing, guys, creating a feeling and having professional photos.
